| Introduction |

The site has been identified by South Hams District Council, in their proposed allocation Policy RA21, as a suitable location for a mixed development to comprise the following: • A residential development of approximately 30 dwellings and 0.1 ha of employment land by 2016. • Beyond 2016, provision for approximately 30 more dwellings and an additional 0.1 ha of employment land. • A site reserved for a replacement primary school. • Approximately 0.1 ha of play provision and 0.2 ha of other public space. • Footpath access to the village centre. |

| Purpose of the Exhibition |

The site has been acquired by Millwood Homes and the following exhibition panels have been prepared to show the initial site analysis work that has been undertaken to determine a suitable development strategy and the preliminary proposals for the site layout, which are based on this strategy. As part of the initial design process, Millwood Homes has already undertaken consultations with both the Parish Council and the Planning and Highway Authorities and, consequently, the preliminary site layout seeks to deliver a development that broadly accords with the wishes and objectives of both bodies. This exhibition provides the opportunity for members of the general public to comment on the preliminary proposals and contribute to the design process. |

| Landscape, Open Space, Play Areas & Sports Facilites |

The main area of public space will be designed to provide a circular walking route through a flower meadow. It is intended to maintain an open feel to the space whilst strategically placing occasional groups of trees and shrubs - possibly including fruit trees - so as to filter and obscure views of the new buildings as well as creating privacy for neighbouring properties. Informal seating will be provided. Play provision within the open space will be very informal and comprise installing a small number of incidental play items throughout the space or landscaping the ground to create play features. These will have a natural look and feel being made of timber, grass and rope style nets. The equipment will be set out near the foot path and will be interspersed with stepping logs as well as large boulders to create a natural play trail. Images of the ideas for equipment we are thinking of are given below. Part of the Planning Policy at South Hams is for each development scheme to make a contribution to sports facilities, we have spoken to the Playing Fields Association regarding better access to these facilities and are proposing a new read crossing point at the entrance and an improved footpath within the Playing Fields including a stepped link to the existing adopted footpath on South Brent Road. If a financial contribution was available to improve sports facilities in the village we would like your ideas as to what this should be spent on. |

| What happens next? |

Please let us have your feedback on these proposals. You can do this by completing the comment forms that can be found here in the hall and placing them in the blue suggestions box. There is space provided on the forms to let us have any additional comments that you may wish to make. Once this exhibition is over we will review all the comments that you have made and incorporate any suggestion that we can into our revised proposals. In addition to this there will be other things that we need to address as a result of our continuing discussions with the planning officers, the Council's urban design consultant and landscape officer as well as the County Highways Officer. It is our joint aim to lodge a full planning application for the whole site allocation with South Hams District Council during March. This planning application will be regarded as a 'Major Application' and as such the District Council is given a statutory period of 13 weeks in which to consider the application. The earliest possible date that we might expect a decision therefore is likely to be June 2011. If planning permission is granted the timetable for what happens after that cannot be precisely determined at the present time. It is however everybody's desire to progress the development as soon as practically possible.
